The Inventory

Our inventory reports are comprehensive, detailed assessments of the property which we like to call the "written picture".

 

They include all fixtures, fittings, contents and their condition, plus state of cleanliness and an extensive selection of dated and high-resolution photography.

This is a legal document and all tenants are required to read the report.

Check-In

At the check-in we meet and greet the tenants at the property and walk them through the inventory, highlighting any damages and giving an overview of the property's condition at the time of check-in.

The handover of keys and meter-readings also take place and the cleanliness of the property is assessed. 

Check-Out

At the check-out the inventory compiled at the start of the tenancy is compared with the current condition of the property, highlighting any damages and differences, with recommendations given.

​

Along with the inventory check, we supply photographic evidence of all damages, differences, room overviews, meter-readings and a comparison of the cleanliness of the property now with that at time of check-in.

Interim & Compliant Report

An interim inspection is carried out during the tenancy to give a general overview of the property condition, highlighting any breach of tenancy and any unreported maintenance issues.

Reports

All reports are turned around within 24 hours of visiting the property using the latest technology and illustrated with high-resolution photography.

Smoke and Carbon Monoxide Assessments

The smoke and carbon monoxide regulations came into force on October 1st 2015.

​

At Coastal Inventories we check, record and test (where possible) all smoke alarms and carbon monoxide alarms at every property visit and list the results within our reports.
